I didn't come to this from a textbook — I came to it as a buyer. After purchasing several homes of my own, I kept hitting the same wall: passed back and forth between the realtor and the lender because no single person could give me a straight answer.

The two weren't always on the same page. Sometimes one was available and the other wasn't. I'd explain what I was trying to accomplish to one, then repeat the whole thing to the other — and half the time, something I'd shared with both only reached one of them. When I'd ask, they didn't know what was going on. Timelines slipped because one side was always waiting on the other.
